Planning Commission Recommends Approval for Dixon Street/Mayfield Small Area Plan and Creative Maker Zoning

The comprehensive plan amendment updates chapters 10 and 11 to adopt a small area plan for Area 8. The zoning map amendment rezones approximately 33.14 acres across 44 parcels from Residential 4, I-1 Light Industrial, and Commercial Highway to the Creative Maker District Zoning District, applying form-based regulations. The new zoning aims to encourage redevelopment that is more harmonious with the neighborhood and allows for greater flexibility in uses, while ensuring existing businesses can continue operations as legal non-conforming uses if necessary. The commission also discussed concerns about displacement, housing studies, and the potential for neighborhood conservation districts.
Planning Commission Addresses Agenda, Welcomes New Director, and Discusses Future Code Amendments
