City Council Approves Updated Economic Development and Affordable Housing Policies
The City Council approved resolutions related to the city's economic development policies and affordable housing guidelines. These updates aim to streamline processes, encourage higher-paying jobs, support historic preservation, and increase affordable housing. Key changes include requiring jobs to average 101% of the MSA average wage, adding a historic building renovation program, and adjusting affordable housing funding limits to 20% of total project cost with flexibility for deeper affordability. The policies also emphasize preferences for projects that align with community goals like transit accessibility and neighborhood character.
SPUD 1841 Rezoning Approved for Northwest 23rd Street Property
Ordinance G, a final hearing for SPUD 1841, rezoning 6017 Northwest 23rd Street from R1 Single Family Residential to SPUD 1841 Ward 2, was approved unanimously. The applicant's representative stated there are currently no specific plans for the site, but the rezoning seeks a more favorable zoning category, aligning with the surrounding commercial-based properties. A letter of support was received from a neighboring property potentially planning commercial development.
South Oklahoma City TIF District Exploration Committee Approved
The City Council approved a resolution establishing a committee to explore the creation of a new Tax Incremental Finance (TIF) district in South Oklahoma City, primarily around I-35 and I-240. This committee, to be chaired by Todd Stone, will include representatives from six taxing jurisdictions. The TIF district aims to capture undeveloped or underdeveloped properties for future development, including housing, retail, and industrial projects, particularly in areas like Walker and Shields, near Crossroads, and the OKC 577 site. The TIF could have a lifespan of up to 25 years and would be used to incentivize projects, fill gaps in funding for housing, infrastructure, or employer site development. Detailed proposals will be brought back after committee review.
SPUD 1832 Rezoning Approved for Infill Development at Northwest 9th Street
Ordinance D, rezoning 1401 Northwest 9th Street from SPUD 1407 to SPUD 1832 W 6, was approved unanimously. This rezoning allows for infill development on an empty lot at 9th and Douglas.

SPUD 1820 at 1714 Northwest 30th Street was rezoned from R1 Single Family Residential to SPUD 1820 Simplified Planned Unit Development District to allow for four micro-apartments, with updated plans featuring larger one and two-bedroom units. SPUD 1825 at 1220 Northwest 33rd Street was rezoned from R1 Single Family to SPUD 1825 W 2, featuring 70% lot coverage and mimicking architectural elements from the original house on the site.
