Rezoning Approved for Beaker Road Property to Allow Duplexes
The City Council considered a rezoning request for 1083 Beaker Road from R1A (single-family residential) to R2 (two-family residential) to align with existing duplexes in the area. The comprehensive plan describes the area as Type One Residential Country with medium to large lots and a mix of housing types, noting that while duplexes are not explicitly recommended, they share characteristics with attached villas. Staff recommended approval, citing that the lot meets R2 requirements and that adjacent properties are zoned R2 or R1C. The property is noted as one of the few vacant lots in the section of Beaker Road. The council also approved Ordinance 3B, which officially rezones lot 2 of Beaker Heights subdivision from R1A single-family residential to R2 two-family residential.
Boundary Adjustment Approved for Stonebridge Plat 8 Lots
An ordinance was approved for a boundary adjustment for two lots (165R and 164) in Stonebridge Plat 8. The adjustment allows the developer to add a few feet to lot 165R to accommodate a three-car garage, while taking a couple of feet from lot 164. The adjustment meets all minimum lot size and width requirements. The ordinance was introduced by Hydrri and passed.
Pace Construction Awarded Contract for 2026 Local Street Paving Project
The council approved a contract with Pace Construction Company LLC for the 2026 local street paving project. The project, budgeted at $250,000, came in under budget, with Pace being the low bidder. Several streets are listed for paving with a Nova Chip process, expected to be completed by November 15th. The contractor will perform taper milling to ensure a smooth transition at curbs, avoiding the issue of pavement sitting above the curb seen in past projects. The city is considering doubling the paving budget to $500,000 for the following year to address more streets. Discussions also touched upon the long-term street maintenance plan and the potential for increased funding from a new tax in 2030, as well as the condition of alleys.
Stonebridge Plat 8 Boundary Adjustment Approved
Ordinance 7D was approved, concerning a boundary adjustment for two lots (165R and 164) within Stonebridge Plat 8. The adjustment allows the developer to modify lot lines to accommodate a three-car garage on lot 165R by taking a few feet from lot 164. The adjusted lots meet all minimum requirements. The ordinance was introduced by Hydrri.
Final Plans Approved for The Commons at Fox Crest Townhome Development
The City Council gave final approval to the development plan (Ordinance 8A) and final plat (Ordinance 8B) for The Commons at Fox Crest. This 83-lot development consists primarily of attached townhomes and is located south of Fox Crest Drive. The final plans incorporate all changes and conditions requested by the council since the preliminary approval in April. Key features include 12-foot and 15-foot alleys, 30-foot streets with no parking on one side, and significant screening measures including rock and block walls with a fence. As a condition for approving the 12-foot streets, interior townhome units will have sprinkler systems installed. The developer is providing escrow for remaining improvements before construction permits are issued.
